Coventry

We have been commissioned by a local property developer to convert a detached 2 bedroom house, into 4 flats.  The property is located in Radford, on the edge of Coventry city centre. The property is constructed of brick masonry and pitch rooves with terracotta plain roof tiles.

The property is in a residential inner city area, with  large blocks of 3 and 4 storey flats located to the north and terrace housing to the west and east. To the south is an area of light industry, providing connections to Coventry city centre.

The client’s brief was to split the existing property into 2 flats and provide a new build extension to accommodate a laundry area and 2 additional flats.

                           

 

The renovation and new build is to be low energy design with super insulation, photo voltics, ground source heat pump, heat recovery system and mechanical ventilation.

Design challenges include maximising the space of the existing property to become 2 flats and insulating the existing property.  The client wishes to retain the existing building architecture, therefore render external insulation cladding was required to meet the insulation requirement whilst looking traditional and not taking up floor space.

 

Cotswolds

Westwood Cottage is a1980’s 2 bedroom detached property, located on the edge of the picturesque village of Weston sub Edge located in the Cotswolds AONB. The property is of stone wall construction with a pitch roof and plain roof tiles.

The client’s brief is to renovate the existing property and provide a 2 storey extension with garaging and a link to the existing structure.  The design is to be super insulated and the client’s aim is to become self sufficient for energy generation.

The new construction has a sustainable timber frame and cladding to reduce carbon emissions.  The timber construction reflects the local style of the surrounding agricultural buildings and contemporary renovation projects in the locality.

                          

                           

 

 

Listed Buildings

We have extensive experience advising and working on listed buildings. Our most recent projects include a 15th century cottage in Brailes, a converted barn in Tamworth in Arden, a cottage in Welford on Avon and Bitham Hall, Avon Dassett.

           

          

 

 

 

Barn conversions

The Old Grain Barn brief was to extend a stand alone barn conversion with a recycled garden room windows, bedroom and living room block.  The living room is located on the first floor to exploit views down the valley.  The materials of the extension are to be industrial to reflect the surrounding agricultural buidings.

                                            

 

 

Weston-sub-Edge, Chipping Campden

We worked on a exciting renovation scheme, comprising of ground floor extension and project management of extensive internal a and external alterations to this rustic, characterful cottage, located in the peaceful Cotswolds village of Weston-sub-Edge. The project has been accepted for full planning permission by Cotswold District Council for a double storey extension to the side of the property. We have sucessfully gained Building Regulations approval.

 

 

 

 

 

Sutton under Brailes

We are currently working on a renovation and extension to the side and rear of a semi detached property located in the picturesque village of Sutton under Brailes, which is located within the Cotswolds AONB. Due to the site location within the Cotswolds AONB, the design had to comply with strict planning requirements and we provided a Design and Access/Heritage Statement. 

The application included a landscape garden design, adaptations to the existing property and climate change adaptations.

                   

 

                           

 

 

Stratford on Avon

We are currently working on a garden room and landscape design project to a large detached house with a large south facing garden.  The design uses the same materials internally and externally to create flow between the internal and external spaces.  The levels in the garden have been graded to provide gently sloping planting beds and pergola planting to provide summer shade to the outdoor seated kitchen area. The proposed design includes a number of adaptations to mitigate climate change, for example use of native planting species and use of planting to provide summer shade.

The modern garden room design includes a overhanging roof for additional summer shading to the property and to integrate the extension to the existing property.

                          

 

 

Shipston

We worked on this residential project in which the client wanted to replace the conservatory with a rear extension to the property to create additional living space. A full planning application was submitted to Stratford District Council and was approved, we have now submitted the drawings for Building Regulation approval. Proir to submitting the planning application, we completed the survey and consulted with the client to create sketch designs for the scheme. This project is now complete! Chipping Norton

Landscape and Visual Impact Assessment - Bitham Hall, Avon Dassett, Warwickshire

                                      

Bitham Hall is a 19th Century Hall located in Avon Dassett, Warwickshire, built as a residential property for the Knight family. Today the hall is divided into six large residential flats.The 5 acres of land is equally shared between all 6 flats.  The owners of Flat 5 have submitted a planning application to Stratford District Council to locate a garden cabin within the grounds. The planning department requested 'a more informative appraisal of the landscape and visual impact of the proposals'. We prepared a Landscape and Visual Impact Assessment report to address these issues.

                                             

After submitting the LVIA report and completing required amendments to the planting plan, we have been successful in gaining planning permission for the garden cabin project at Bitham Hall. The client is delighted and has given us a positive testimonial: 'After going through a very long winded process with planning for a garden cabin, in a listed building, within a conservation village, Emma was really helpful in supplying the reports and drawings that finally got us our planning permission' Dr S Crompton

 

Project Management

We have project managed several urban environmental schemes from inception to completion taking the schemes from initial site visits and sketch designs through to practical completion on site, using both the JCLI and JCT Minor Works contracts. We completed a tender package for both these projects, completed the tender report, appointed the winning contractor, chaired the pre-start meeting, completed site progress visits, issued Architect’s Instruction, valuation and practical completion certificates. 

Boundary Fencing scheme

This project was to create boundary fencing on a cul-de-sac of residential flats. This project involved successfully applying for planning permission which included writing a Design and Access Statement.  We then managed the tender process and project managed the construction process from inception through to practical completion, and beyond, undertaking regular site visits during the defects liability period.

Planting Schemes

We have experience completing many planting plans and schedules for numerous schemes, including parks, residential homes, village halls and housing estates. Planting schemes include a CAD plan with schedule detailing the number, species and density of plants and advice can be provided on maintenance, establishment, protection of plants with a specification as required.

We have recently completed planting schemes for a large hotel and housing estates.
