The Design Process

The first stage is we will hold an initial consultation meeting (at no cost) on site , where we work together to establish your needs and objectives, ensuring these can be met within your budget. We will follow this up with a quotation letter, outlining the services we can offer you. The whole construction process is divided into 6 work stages, and your quotation letter will give a price for each stage.The stages are;

             Work Stage 1 - Survey - we will conduct a full measured survey of your property and produce full plans and elevations of the existing building.

             Work Stage 2 - Sketch design - using the survey as a base plan, we can then draw up your ideas, with as many revisions until we are both happy.

             Work Stage 3 - Planning application submission - we will guide you through the planning process. We have extensive experience with historic, listed buildings and sites located in conservation areas.  We will provide Design and Access Statements, Heritage Statements and Environmental Statements to accompany your planning application, as required by your Planning Officer.

             Work Stage 4 - Building Regulations submission - we will prepare and submit a Building Regulations application to your Local Planning Authority.

             Work Stage 5 - Tender documents - if required, we will issue tender documents and provide advice to help you appoint a competent builder.

             Work Stage 6 - Project management - finally, we will oversee the building process to ensure you are happy, both during and after the construction period.

Combined landscape design is an optional service which can make the difference in a planning application to ensure the design blends into the landscape or street scene.
